Buying Land Creatively
"They've pulled out"
I shook my head, and let out a deep breath as I sank into the bench in under the caves at Animal Kingdom.
For 4 years Edward and I had tried to buy a house. “The most important asset a person can own” according to, well everyone. 4 years of hyping up my kids with visions of what their rooms will look like inside their new house.
"Look at your view!"
"We could put your cars over in this corner!"
4 years of disappointing them. And ourselves. Edward, my husband, and I are serial entrepreneurs. And we've always done things a little… different. One night while discussing the coulda-woulda-shouldas, we thought to ourselves “Why should this be any different?”
You've probably been here too.
Conforming to what Abuela tells you, what the realtor advises, what your clients recommend…. You begin to compromise the vision for what's "realistic". But you don't operate by the same rules as everyone else. Jeff Louis has an affirmation that says "I do not operate by world rules, I operate by Kingdom rules"

The Re-Alignment
As with any hard moment you don't want to just ignore the feels. I sat with the disappointment, validated it, asked the hard questions and then got back to the vision. Now, clearer than ever.
Edward and I knew that if we were going to manifest what we saw with our eyes closed we were going to have to get creative.
We knew we needed acres - land and lots of it. With 4 Little Beasts, 4 dogs, atv's, dirt bikes and overall big energy - there was no way we were going to last very long in one of Florida's fancy HOA communities.
The decision that ruffled everyone's feathers was our choice to NOT use bank or outside funding. Rebellious I know, but hear me out - last minute - for reasons unknown even to our realtors, the brokers would pull our sale. We wanted full control over our sale and decided to do everything cash.
We needed a fast turn around. Our time at our rental was coming to a close and I was going on a business trip for 2 weeks. This meant that our closing needed to happen stat. We had zero margin for error.
Crazy.
Chaotic.
Right up our alley.
The Plunge
(Owner Financing)
What they do not tell you about pursuing owner financing is the upfront sacrifice that's required to make this work. Higher payments - I'm talking thousands of dollars a month higher - for a much shorter term. You receive little to no incentives like paid-for closing costs, upgraded appliances or warranty.
We’re crazy. I know. But for us, a young couple whose been burned by the real estate market for far too long; the pros outweigh the cons. And in 18 months our kids would have land to inherit that would be fully paid off.
As a parent, that's worth every drop of the sweat, blood, tears and little sleep that it takes to make this happen.
How do you find someone willing to sell you their home or land via owner financing? The good ole’ fashioned way. Driving up and down streets until you come across a Home Depot “For Sale” sign with a handwritten phone number on it.
Is this time consuming? Yes.
Is it worth it? Totally.
Being Delulu Pays Big Time
We closed on our 3 acres of land days before my trip to Indonesia.
If you learn nothing else from this story learn this: TELL NO ONE YOUR PLANS. Not only does this create an intimate experience between yourself and your spouse. But it limits the access people have to giving their unwanted opinions.
Not everyone will understand why you do the things you do the way you do them. And truthfully they’re not suppose to.
Edward and I dropped our kids off at grandma’s that morning and went to breakfast.
The entire 35 minute drive was spent taking deep, slow breaths and saying silent prayers of gratitude. No matter what happened, it was this or better.
At the office our realtor was late so of course, little Content Creator me used the opportunity to take our “closing” photos and videos. Pretending to sign our docs and celebrating before ever signing a single document.
Delusional for a couple whose had 5+ closings fall through in the span of 4 years.
